Fine and finish grading in San Diego County.

Finish grading around homes, pads, streets, sidewalks and site improvements where final elevations, drainage and production sequencing matter.

THE SCOPE

Elevations, drainage and a clean handoff.

Finish grading is the last earthwork around homes, pads, streets, sidewalks, and site improvements. Elevations and drainage are the requirement. The handoff to the next trade is part of the scope.

Lennar work includes finish grading and sidewalk grading at Canopy Grove in Escondido, and fine grading at Cota Vera on single-family and multifamily development. Trumark Homes work includes finish grading at Melrose. Graders do the precision shaping.

01

Field conditions

This work starts when the site is no longer an open mass grade. Homes, sidewalks, and street edges are in the way, and what is left is elevation, drainage, and a surface the next crew can build on. Canopy Grove combined finish grade and sidewalk grade with street subgrade and compaction. Cota Vera ran fine grading on a site that also had street subgrade, base, and export. Melrose ran finish grading with slope repair and desilting-basin grading. The shared condition is a production lot other work has already claimed.

02

Equipment

Graders are the machines for this scope: precision shaping for streets, pads, and site improvements. Dozers move and rough-shape material earlier in the job. Scrapers are the cut-and-fill machines on larger opens. Loaders handle material around the crew. When finish grading is the task, the grader is the machine that has to match the plan.

03

Coordination

Sidewalk grading at Canopy Grove sets the grade the sidewalk is built from. On that job the finish grade shares the site with street subgrade and compaction, so the street, the sidewalk, and the lot have to agree. At Cota Vera, fine grading is on the same job as street subgrade, base, and export, so the finish elevations depend on that street work and that material already being in the right place. Around the homes, the pad grade is what the trades after grading build on. The handoff is elevation and drainage, ready for the next trade, in the order the builder is releasing.

04

Production work

The finish work on the record is for production builders: Lennar at Canopy Grove and Cota Vera, Trumark Homes at Melrose. Cota Vera is single-family and multifamily on one development, so one finish standard has to hold on two products the builder releases on its own sequence. The crew goes to the phase that is actually ready, including the street work that lot depends on. Sequencing, field conditions, and a clean handoff are the priority.
